Hurum Fabrikker
Hurum Fabrikker was an invited planning competition which would use the winning entry as basis for a new area plan.
Hurum Fabrikker is located directly west of Tofte center, in the southern-most part of Hurumlandet in Hurum municipality. The new Oslofjord connection (E 34) has already brought Tofte closer to both Oslo and Drammen.
Also, both sides of Hurumlandet are undergoing development, from Holmsbu in the west to Sætre in the east.
The location, where the two fjord deltas meet, is close to optimal considering leisure development in both the Oslo fjord and the Drammen fjord.
A situation where Hurum Fabrikker becomes a node for leisure boat activity in both fjords is easy to imagine.
The area in question is marked by long industrial use. Hurum Fabrikker uses about half of the land for industry, while the western part is basically left unused.
The competition concerns the western part.
In the elaboration of our planning proposal we have concentrated on the following:
• to use the site’s unique position by the water
• flexible, varied and economical development
• the relation between the site and the existing and future use of the industrial area.
The main access from highway Rv 281 runs straight through the site from the north, down to a new pier structure.
The pier structure consists of two parallel piers. To the west the pier creates a marina and to the east it forms a small boat harbour.
Small low rise apartment-blocks are located on both piers. These could for example work as holiday homes in connection to close-by docking spaces for private boats.
A landmark apartment tower is located furthest to the east on the farthest pier. This position ensures good sun conditions and sea views for the remaining buildings.
Building onto the water gives more dwellings the opportunity to enjoy the unique waterside location.
The housing is divided into three parts: the pier area, west of the main road and east of the main road.
West of the main road is an area with several smaller buildings which give intimate and protected outdoor spaces. The buildings are arranged in a way that gives all dwellings a glimpse of the fjord.
East of the main road is a square to which shops, cafés, galleries, boat hire and the like is connected.
A higher and larger apartment block is placed against the existing green hill as a backdrop to the square. The higher density of the block of flats and the apartment tower makes it possible to build lower and smaller buildings on other parts of the land, thus creating a diversity and variation in scale.
Parking for the area is put under the square.
A buffer zone towards the industrial area is placed parallel to the main road, on the east side of the square. This buffer zone takes the shape of a park that varies in width between 20 and 50 meters. The park connects to the existing green areas on the hill behind and the forest areas on the other side of Rv 281.
In the case of further development of the industrial area this park will change from being a shield and buffer zone to work as a natural connection point between the two areas
The park stretches all the way down to the water where it meets an indoor and an outdoor swimming-pool.
Close to highway Rv 281 are two office buildings, one on each side of the main road into the development area. These buildings mark the entrance to the area and work as a shield towards the busy highway.
The main idea of the proposed development is to vary the scale from single family houses and smaller apartments down by the water to larger and denser building structures further away from the water. This will ensure good sun conditions and attractive views from all units.
A covered beach promenade runs along the southern part of the site and ensures access to the waterfront for all. This promenade also runs in front of the industrial area and will be an important connection to the areas to the east of the site in the future.
The access to the industrial area is planned parallel to the highway Rv 281 and continues into a tunnel underneath the existing hill. The new access to the industrial area frees the housing area from unnecessary traffic. The new access also permits the industrial area to be developed independently from the western area in the future.
